- Victoria:
Thanks for calling your name with your brokerage, this is Victoria. How can I help? También hablo español.

- Caller:
Hi, I'm in front of the house on Laurel Avenue with your sign. Is there any way to see it today?
- Victoria:
I can help with that. Today I have 5:30 open, or tomorrow at 9:00 or 12:30. Before I book it, are you working with an agent right now?

- Caller:
No, not yet. We just moved here. 5:30 today works.
- Victoria:
Great. Can I get your name and the best number to reach you? And do you know yet if you'll be paying cash or getting a loan?

- Caller:
Megan Torres, this number's fine. We're getting a loan, we talked to a lender last week. What's the lowest they'd take on it?
- Victoria:
That's a question for your name, and I've noted it so you can ask at the showing. You're booked for 5:30 today at Laurel Avenue. I'll text you the confirmation now.

Questions people ask
Don't see yours? Ask Victoria during the assessment, or call (805) 970-2936.
What does a real estate answering service cost?
Your price is set by your calls (extra calls are billed per call), with Spanish and after-hours calls included, for just calls or for texts, email, chat and DMs too. The free 2-minute assessment works out your price from your calls. If you're not happy in the first 30 days, we refund your first monthly payment.
Will Victoria talk about price or negotiate?
No. She doesn't discuss price, terms, offers or what a home is worth. If a caller asks, she notes the question for you and books the showing or the call back. You approve her script, including what she says to those questions, before she takes a single call.
What if a caller asks what a neighborhood is like?
She doesn't describe neighborhoods or who lives in them. She says you'll be glad to talk about the area and passes the question to you. The Fair Housing Act bars steering buyers toward or away from areas because of a protected characteristic, like race, religion, national origin or familial status (HUD), so an answering service is the wrong place for that conversation.
Can she answer questions about a listing?
She can read back the listing sheet you approve, word for word, and confirm open house times and whether it's still available. California's DRE guidelines leave discussing a property's features, as at an open house, to licensees, so questions past your sheet, like disclosures or the condition of the home, go to you.
More questions (3)Fewer questions
Does she work with leads from Zillow or my CRM?
She books into a calendar that holds your showing times, and every call reaches you by text right away. Leads from your website forms and lead ads can get a text or call within seconds. What portals like Zillow share differs, so we check yours on the setup call. Every call is also logged in the CRM we set up for you; sending leads into a CRM you already use is a custom build we'd quote separately.
Will callers know they're talking to an AI?
Not unless they ask. If a caller asks whether they're talking to a person, Victoria tells them she's an AI assistant for your office; she never claims otherwise. Anyone who wants a person can ask for a call back, and the request is in the summary.
Who sets this up?
Nathaniel Ross, the founder, sets it up himself. He's based in Santa Barbara and meets in person in the Santa Barbara area, or by phone or video anywhere else in the U.S. Bring your listings, your showing times, what counts as a hot lead and the number those calls should ring. You can call in and hear Victoria before she answers a single buyer.
The details
In short
Real estate answering service for the calls that come when you're in a showing, at a closing or asleep: someone parked in front of your sign, a seller who wants to know what their place could sell for, a buyer who saw the listing online at 10 pm.
Victoria answers in English or Spanish, asks the questions you'd ask, books the showing or the listing appointment and sends you the details right away.
What gets in the way
Sign calls come while you're showing another house.Evening and weekend inquiries wait until Monday.Seller leads get the same voicemail as everyone else.Buyers who'd rather speak Spanish hang up.
Sign calls come while you're showing another house
Buyers call the number on the sign when they're standing in front of it.
If you're with another client and it goes to voicemail, many don't leave a message, and some call the next agent's sign down the street.
Evening and weekend inquiries wait until Monday
People look at listings after work and on weekends, which is also when you're busiest showing homes. An inquiry that waits a day can turn into a showing with a different agent.
Seller leads get the same voicemail as everyone else
A homeowner thinking about selling is the call worth the most, and it often sounds casual: "we might sell next year."
When it lands in a pile of messages, it doesn't get the fast, personal call back it needs.
Buyers who'd rather speak Spanish hang up
A family ready to buy may be more comfortable asking about a home in Spanish.
If the first thing they hear is an English voicemail, they may never call back, and you never know you missed them.
What we do about it
Showings booked from the sign call.Seller leads flagged and rung through.Your leads followed up in seconds.Scheduling and details, never price or advice.
Showings booked from the sign call
Victoria asks which property they're calling about, when they want to see it and whether they're working with an agent or pre-approved, if you want those questions asked.
She books the showing into the times you've set and texts the caller a confirmation.
Seller leads flagged and rung through
Tell us what counts as hot, like a seller ready to list or a buyer who wants to write an offer today, and that call rings the number you choose.
Everything else comes to you as a summary as soon as the call ends.
Your leads followed up in seconds
On the Front Office plan, texts, website chat and social messages are answered the same way as calls, and leads from your website forms and lead ads can get a text or call within seconds.
Portals like Zillow differ in what they share, so we check yours on the setup call.
Scheduling and details, never price or advice
Victoria doesn't discuss price, terms or offers, give opinions on value or describe what a neighborhood is like. Those questions go to you.
In California, the DRE's guidelines leave price, terms and negotiation to licensees (DRE, Guidelines for Unlicensed Assistants), and the Fair Housing Act bars steering buyers toward or away from areas (HUD), so she stays on what she's good at: answering, booking and taking notes.
